How much should lender fees be on a $300,000 loan?

Updated 07/26/2026

Most answers to this question multiply a percent band by your loan amount and call it a day. Here is the actual public record instead: what lenders reported charging on real loans of this size, in dollars, under the Home Mortgage Disclosure Act.

A $300,000 loan sits at the seam of two measurement bands in the data, so here are both, for conventional purchase loans in 2024:

Section A lender fees by loan size, conventional purchase, 2024 HMDA data
Loan size25th percentileMedian75th percentile
$150K to $300K$1,211$2,036$3,996
$300K to $500K$1,325$2,570$5,775

Source: HMDA public loan data, 2024, national, Section A only

So the direct answer: on a $300,000 conventional purchase, the middle of the public record sits a little above $2,000 to a little above $2,500, and half of all loans this size landed roughly between $1,200 and $5,800 depending on which side of the seam they fell. A quarter paid less than the low end. If your Loan Estimate shows a 1 percent origination fee, that is $3,000 on this loan, which lands above the median for both bands on its own, before points.

Points are why the 75th percentile stretches so far. One point on a $300,000 loan is $3,000, paid once to lower the rate, and it books into the same Section A total this table measures. A quote carrying $5,500 in Section A with two points behind it and a visibly lower rate is a different animal from a quote carrying $5,500 in bare fees. Same table position, different deal. Judge fees and rate together, never either alone.

Refinancing at this size runs cheaper on the median: rate and term refinances between $150K and $300K showed a median of $2,399 in 2024, and between $300K and $500K, $2,302. Cash out refinances run materially higher at every size.

Common questions

Is a $6,000 lender fee total high on a $300,000 loan?

Against the 2024 record it sits above the 75th percentile for both adjacent size bands. Whether points explain it is the first thing to check: two points alone would be $6,000 on this loan.

Do these figures include title, appraisal, and escrow?

No. This table measures Section A only, the lender's own charges. Third party services and prepaids are separate kinds of money, covered in our closing costs vs prepaids guide.

What about FHA and VA loans this size?

In the $150K to $300K band, 2024 medians were $2,821 for FHA purchases and $653 for VA purchases. The full table by program is on the data page.
