Is there a tool to check if your Loan Estimate is good?

What a real check needs

A Loan Estimate check is only as good as the measuring stick behind it. A real one needs three things. A standardized document to read: the Loan Estimate qualifies, because every lender must use the same form. A public benchmark to measure against: what lenders actually charged and locked on comparable loans, which exists in the federal HMDA record and the daily rate lock indices. And a stated method: which numbers are graded, against what pool of loans, from which data year. If a tool does not name its data, you are reading opinion with an interface.

One honest limit comes from the data itself. The public record reports lender charges as one Section A total per loan, not fee by fee. A check grounded in that record grades the total. A check quoting a fair price for each individual fee is drawing on something other than the public record.

Three questions to ask any tool

  1. Who pays them? If a lender or an advertiser pays, the read serves two masters. If you pay, it serves one.
  2. What happens to your file? A document with your name, address, and loan figures should have a stated retention answer, not a shrug.
  3. What happens to your contact details? If the answer involves the word lead, your phone is about to ring.
